451 Philadelphia Street is a 3 bedroom and 1 bathroom apartment. Each bedroom has a full size bed and a closet for the tenants convenience. There is a fully furnished kitchen with a stove and refrigerator. The living and dining rooms on the first floor are large and spacious for the tenants to use to relax. There is off street parking for tenants in the neighbors parking lot. If necessary, the tenants need to contract with the neighbor for a parking space. Free heat and water at this location.
The apartment is close to Brunzie's, Sheetz, laundry, and other restaurants on Philadelphia Street.
Ø Rent is $2,750 per student per semester

Ø Laundry matte is in walking distance less than 100 yards away
Ø Bedrooms are furnished with a full size bed (all other furnishing are the tenants responsibility)
Ø Off street parking is $300 per car, for the year, for up to 3 cars in gravel lot.
Ø All utilities are fully included in pricing with a $40 monthly cap on electric. We pay water and gas exclusively with no caps. Furnace and water heater are gas powered. The only utility bill at this location is electric. So your heat and water are free.
o $40 for electric (stove is electric powered)
o We pay the first $40 for electric every month. This monthly caps is per apartment not per person. We guarantee that $40 a month. So say you only use $20 of the $40 for one month, we do not pocket the extra $20 we roll it over to the next month. So you would start with $60 for the next month ($20 not used last month + $40 for new month = $60). If you are over on this monthly caps during your stay it will be deducted from your $300 security deposit at the end of your lease term.
o We supply 2 a.c. window units.
o Only bill in your name and need to have to install is WIFI
Ø There is a $300 security deposit per person. It is due 30 days after an official lease has been signed. If you are using financial aid to pay your rent only half of the Fall25 $2750 is due July 1st, 2025 by completing the “refund policy payment plan” per the lease agreement. Then the remainder is to be paid when you receive your refund. If you are not using loans your payment will be required in full on July 1stand Nov 1st 2025.
Ø Spring 2026 semester rent is due November 1st2025. Again only half is due if you are participating in the “refund policy payment plan”.
