250/258 South 7th Apts.

Fall 2025 and Spring 2026

Ø Rent is $2,850 per student per semester

Ø Occupancy is 5 students 

Ø Five bedrooms, 2 bathrooms, Stove, Fridge

Ø Bedrooms are furnished with a full size bed (all other furnishing are the tenants responsibility). 

Ø Parking is $400 for a yearly pass available for up to 3 vehicles

Ø All utilities are included in pricing with monthly caps. 

o $65 for gas (furnace and water heater are gas powered)

o $40 for water

o $40 for electric (stove and fridge are electric)

o We pay the first $65 for gas, the first $40 for water and the first $40 for electric every month. These are monthly caps per apartment not per person. We guarantee you those monthly allotments so say you only use $20 of the $40 for that monthly we do not pocket the extra $20 we roll it over to the next month so you would start with $60 for the next month ($20 not used last month + $40 for new month = $60). If you are over on any of these monthly caps during your stay it will be deducted from your $300 security deposit at the end of your lease term.

o We supply an a.c. window units for the common area. We do not supply the a.c. window units for bedrooms, but I will gladly install the a.c. unit for your bedroom if you bring one. The ac unit we supply will keep your place comfortably cool.

o Only bill in your name and need to have to installed is WIFI

Ø There is a $300 security deposit per person. It is due 30 days after an official lease has been signed. If you are using financial aid to pay your rent only half of the Fall 2025 is due July 1st, 2025 by completing the “refund policy payment plan” per the lease agreement. Then the remainder is to be paid when you receive your refund. If you are not using loans your payment will be required in full on July 1st and Nov 1st 2025. 

Ø Spring 2026 semester rent is due November 1st2025. Again only half is due if you are participating in the “refund policy payment plan”.
